Stephen Edward Samuelian Discusses Two Rules Guiding a Right Time to Purchase Real Estate

“There are two rules regarding the ‘smartest time’ to purchase real estate,” says Stephen Edward Samuelian.  According to Stephen Edward Samuelian, rule number one is to purchase real estate when it is on sale.  Rule number two, Stephen Edward Samuelian adds, is that “When in doubt about the smartest time to purchase real estate, see rule number one.”  While Stephen Edward Samuelian said he understands that purchasing real estate on sale is not always an option, it is “preferable and smart.”

The veteran real estate developer, who began at the self-reliant age of 19, has built three million square feet in just commercial retail and warehouse space alone.  Currently embarking on new opportunities, Stephen Edward Samuelian is hunting for eye-catching prospects in Class-A industrial space.  “In this recovering economy, that type of industrial space is on sale,” says Stephen Edward Samuelian.

Stephen Edward Samuelian believes in acquiring assets that are well located.  However, “there has to be potential to increase their value,” asserts Stephen Edward Samuelian.  And to increase the value Stephen Edward Samuelian reminds readers to see rule number one on the best time purchase real estate. “Purchasing a property at a low price obviously increases your chance to turn a profit,” reports Stephen Edward Samuelian.

Stephen Edward Samuelian increases the value of his properties that were “on sale” through active ownership and a solid hands-on approach.  According to Stephen Edward Samuelian, an owner must know all the details and “the ins and outs” of each piece of particular real estate.  “If you are going to increase the value, you have to be present,” adds Stephen Edward Samuelian.

Referring to his company, Stephen Edward Samuelian believes that the track record “speaks to our ability to source compelling off-market opportunities.”  As well, according to Stephen Edward Samuelian, in this economy there are properties that “offer strong upside potential.”  It is just a matter of purchasing a property at a good price and “taking the initiative of solid ownership of your investment,” concludes Stephen Edward Samuelian.

Married to Susan Samuelian for 30 years, Stephen Edward Samuelian and his wife are the parents of four adult children and 3 grandchildren. The Samuelians reside in Laguna Beach, California.
